This is a nice looking 3 bedroom, 2.5 bath home that’s in really move-in condition.  You might think its odd the listing doesn’t have a photo of the front of the house.  That’s because the backyard is literally the 210 freeway. Probably explains why the property has gone back and forth between listed and pending.  I’ve toured this house last year, and its actually not bad inside, pretty much sound  proof with all the windows closed.  At 640k, someone is not going to care about living on the freeway.

Someone is selling 2 massive size adjacent lots on 8th Avenue.  The $ per  sqft is insane but I assume the there is a buyer who wants to get both at once.  My guess is that some rich bastard is going to do just this and build a mega McMansion/castle over it.  Soon the Arcadia real estate market will be based on who owns the biggest house, sorta like a who-has-the-biggest-cock contest.

Seems like this sale is for a piece of land and a couple of drawings for a cool million bucks.  The land is actually huge, about half an acre so there’s plenty of room for a McMansion.  The sale history of this property seems pretty crazy.  It sold in 2002 for $515k, 2007 for $1,150k, January 2011 for $771k in a foreclosure sale, August 2011 for $1,218k, and now listing in March 2012 for $1,080k after originally listed in January for $1,450k.  What bothers me is that the original house is a perfectly good home with 3 bed/2 bath at 1,821 sqft though it has a humungous backyard.  I haven’t done a drive by on this place but hopefully one of the many buyers didn’t just demolish the original house, that would be a shame.

A 3 bedroom starter home in a great part of Arcadia for around 600k! Too good to be true? Yes

This was the home of the Felsch twins who lived in this home for over 40 years. One of the twins passed away in January 2011 and the other twin passed away in August 2011 leaving this home in a state of probate. The bedrooms are on the small side and the exterior pink color is hideous but the lot is huge. The bathtub in the full bathroom was removed and replaced with a shower stall. Overall the place is in decent livable condition. Since this is a probate sale, there’s alot of uncertainty, even if you’re offer is accepted you’ll have to show up in probate court where anyone could outbid you. There’s also the fact that one of the twins passed away on the property which might scare away many supersticious spooked out potential buyers. Still, if someone is willing to go through the probate process, the might be able to get a nice little starter home or a big lot to build a McMansion for a great price.  Hurry up though, I’ve heard today is the last day they’ll be accepting offers.

This one just boggles the mind. Who in their right mind would pay $775k for a 2 bedroom starter home. Granted, it is in one of the nicer areas of Arcadia but seriously? I actually had a chance to view the property and its straight-up crap. The lot size is big but there really isn’t much room for expansion. There’s carpet in the bathroom and the “bonus” office/den room is actually the original dining room sectioned off by a couple pieces of poster board. Good luck trying to make that a 3rd bedroom. Since it was only pending for 11 days, I’d have to guess the buyer paid straight up cash for this! It was last purchased in 2008 for a whopping $730k originally listed at $799k. Me thinks the buyer in 2008 was one of those wealthy asian dudes that purchased the property so their son/daughter could go to the “prestigious” Arcadia High school a couple blocks away. Once they graduated they decided to sell the place to another rich dude. Its deals like this that make it impossible for us normal folks to purchase a decent single family house in Arcadia.
